A CMHC multi-unit rental insurance program (5+ units) that offers meaningful concessions in exchange for affordability, energy-efficiency, or accessibility commitments. Concessions can include up to 95% LTV, up to 50-year amortization, and DSCR floors as low as 1.10.
The point system rewards three pillars: a percentage of units rented below market median, a 25%+ improvement in energy consumption (typically via Passive House construction or major retrofit), or full accessibility. Hit the points threshold and you unlock the concessions. Different point levels unlock different LTV / amortization tiers.
MLI Select dramatically improves the math on purpose-built rental construction (including Bill 23 ADUs and small purpose-built multi-units). For developers and investors at the 5+ unit scale, it's typically the cheapest financing in Canada.
