I'm a real estate investor first. I got into mortgages when I realized it's the single most important part of any deal, not just the rate, but the structure, the timing, the strategy.

Being on both sides taught me what matters: the emotions, the stress, what's actually at stake when you're on the line. I co-own a construction company that builds and develops purpose-built rentals here in Collingwood. I'm a Mortgage Agent across Ontario working out of Southern Georgian Bay.

That mix (investor, builder, mortgage agent) means I see your file the way all three would. Most agents see it one way.

The Approach

Strategy first, rate second. When people come in asking about rates, we usually end up talking about structure, timing, and what the next two deals look like. That's not because I'm dodging the rate question. It's because the rate doesn't matter if the structure is wrong.

We work with a lot of self-employed and business-owner files. These are the ones where bank underwriting gets in the way. The file is strong, but the bank doesn't see it. My job is to show them what's actually there.

The calculators on this site exist because I'd rather you understand the levers than take my word for it. Education before selling, every time.

What a Call Actually Is

Not a sales pitch. A conversation about your situation, what's possible, and what probably isn't, in plain language.

Sometimes the answer is “your current setup is solid, watch for X in 18 months.” Sometimes there's a real move on the table. Either way, you walk away with a clearer picture.

About Samantha

Born and raised in Southern Georgian Bay.

With a background in automotive finance and construction project management, I bring a strong understanding of budgeting, major life investments, and complex financial decisions. I've also personally experienced both sides of the process. I built my own home and previously owned and operated a farm, which gives me a grounded, real-world perspective when guiding clients through their own.

I specialize in helping clients with home purchases, renewals, refinancing, and strategic equity solutions such as renovations and debt consolidation. Whether the scenario is straightforward or more complex, I focus on structuring the right mortgage solution with clarity and confidence.

I'm also an active member of Rotary, with a strong passion for seeing local communities thrive and grow. That commitment to community carries into my work, where I aim to support families and individuals in building stability and long-term financial confidence right here at home.

My approach is simple: honest guidance, local understanding, and a commitment to helping clients feel confident at every step of the process.

For the regulatory piece: Trevor practises as a Mortgage Agent Level 2 and Samantha as a Mortgage Agent Level 1, both under The Mortgage Coach, FSRA Brokerage Licence #13120. Every file we work on runs through that brokerage's compliance and lender relationships. It's worth knowing.
